HomeWatch by Prome

We don't just watch your home. We maintain it.

A licensed general contractor on a recurring schedule — inspecting every system, performing hands-on maintenance, and documenting everything into a living health record of your property.

You're paying someone to look at your house. Not take care of it.

You own a home on 30A. You're here a few weeks — maybe a few months — a year. The rest of the time, your home sits. And while it sits, Florida happens.

Humidity builds. Condensate lines clog. Caulking cracks. Salt air corrodes hardware. Moisture creeps into window frames. Tiny problems become expensive ones. Silently.

So you hired a home watch service. They come by, walk through, take some photos, and send you a report. If they find something wrong, they call a contractor. You pay the home watch company. Then you pay the contractor. Two invoices, two relationships, zero maintenance actually performed.

Your home doesn't need another observer. It needs a licensed contractor who shows up on schedule, runs a protocol, performs real maintenance, catches problems early, and handles repairs — all under one relationship.

Every visit: inspect, maintain, document, report.

A Prome technician — not a home watch observer — performs a structured protocol on your home.

Inspect

A 100-point whole-home assessment covering building envelope, HVAC, plumbing, electrical, moisture, safety, and structural systems. Pin-type moisture meter readings. Hygrometer readings per floor. Drone roof documentation.

Maintain

Hands-on maintenance every visit. Air filter replacement, condensate drain flush, hardware lubrication, weatherstripping, GFCI testing, track cleaning, smoke detectors, water heater flush, gutter clearing.

Document

Detailed digital report with photos, condition ratings, measurements, and prioritized recommendations. Wind mitigation data captured on the first visit. Your home builds a living health record over time.

Report & Recommend

After every visit: what was done, what was found, what we recommend. Quotes for needed work included — ready for one-click approval. We fix it or coordinate the right specialist.

10-point unoccupied home protocol. Every visit.

Your home sits empty for months at a time. These checks exist because of that — and no traditional home watch performs them.

Exterior Arrival Assessment

Full perimeter walk before entry — storm damage, fallen limbs, pest activity, package accumulation, landscape overgrowth.

Entry & Security Check

Verify all entry points secure, test smart locks/keypads, check alarm status, note any signs of attempted entry.

Interior Occupancy Walkthrough

Every room checked for unauthorized entry, pest evidence, water intrusion, unusual odors, and condition changes.

Thermostat & Climate Verification

Verify unoccupied settings (78°F cool / 65°F heat). Check humidity — HVAC must manage moisture even when empty.

Water Intrusion Quick-Check

Moisture meter readings at the 3 highest-risk locations identified during onboarding. Compare to baseline.

Toilet & Fixture Run

Flush every toilet, run every faucet and shower for 30 seconds. Prevents P-trap dry-out and catches new leaks.

Appliance Check

Verify refrigerator, water heater, washer/dryer status. Check for fault indicators on all appliances.

Storm Protection Status

Verify shutters positioned correctly. Confirm storm prep items accessible. Hurricane season: verify pre-storm kit readiness.

Mail, Packages & Notices

Collect mail and packages. Note HOA notices, utility notices, or municipal tags. Photograph and relay to homeowner.

Departure & Lockup

All doors locked, windows latched, alarm set, lights on intended setting, thermostat confirmed. Photo of front door on departure.

100 points. 8 categories. Every system.

The most comprehensive recurring property evaluation available from any home service provider on 30A.

Your first visit could save you $500–$1,500/year on insurance.

On your onboarding visit, we document every wind mitigation feature — roof-to-wall connections, covering type, nailing patterns, secondary water resistance, opening protection. Most 30A homeowners are overpaying because these features were never properly documented.

Real math: A Monthly plan is $395/month ($4,740/year). Average wind mitigation savings for a 30A home: $800–$1,500/year. Effective cost after savings: $3,240–$3,940/year — before we prevent a single repair.

Storm event protocol — before, during, and after.

When a named storm threatens the 30A area, HomeWatch clients are triaged first. Every tier includes post-storm assessment at no additional cost.

72 hours before

Pre-storm visit to secure exterior items, verify storm kit, photo-document pre-storm condition, and verify shutters/panels are accessible for deployment.

Immediately after all-clear

Full exterior assessment, water intrusion check, HVAC verification, and report to homeowner. HomeWatch clients triaged first.

Within 1 week

Detailed comparison report: pre-storm vs. post-storm documentation, damage inventory with estimates, insurance claim support data.

Note: Shutter and panel deployment is a significant task and is billed separately per the service agreement.

Built different from every home watch on 30A.

Why homeowners are switching from traditional home watch to Prome.

Licensed General Contractor

Not an observer. A Florida Licensed GC with trucks, trained technicians, and the authority to maintain your home.

W-2 Technicians

Your Prome technician is a trained employee — not a gig worker. Same person. Every visit. They know your home.

The 100-Point Protocol

A structured, repeatable assessment. Not subjective. Not dependent on who shows up. The same 100 data points, every time.

Moisture Diagnostics

Pin-type moisture readings on every window frame, door frame, and bathroom floor. Every visit. We catch water intrusion months early.

We Actually Fix Things

When we find a problem, we fix it — often on the same visit. One relationship. One invoice. No outsourcing loop.

Your Home's Health Record

Every visit generates data. Over time, a living health record: trending condition, service history, warranty tracking.

Frequently Asked Questions

How is this different from my current home watch?
Traditional home watch is observation-only — they walk through, take photos, and call a contractor. HomeWatch by Prome includes a 100-point structured assessment, hands-on preventative maintenance (HPP) every visit, moisture diagnostics, unoccupied-home protocols, storm readiness, and full project management for repairs. Licensed general contractor, not an observer.
What's included in every tier?
All tiers include the 100-Point onboarding assessment, HPP preventative maintenance every visit, wind mitigation documentation, digital reports, consumables up to $50/month, storm readiness checks, and the full unoccupied-home protocol. Tiers differ by visit frequency (monthly, bimonthly, or weekly), member discount level, and priority scheduling speed.
I already have an HVAC maintenance plan. Do I still need Prome?
Your HVAC plan covers one system. Your home has dozens. Prome's HPP maintenance — included in every HomeWatch tier — covers 8 categories. We perform the most common HVAC maintenance tasks ourselves. Most homeowners cancel their standalone HVAC plan after signing up.
I'm only at my 30A home a few weeks a year. Is it worth it?
That's exactly who this is built for. Even on the Monthly plan ($395/mo), nothing sits unattended for more than 30 days. We catch moisture intrusion, HVAC failures, pest evidence, and salt corrosion before they become emergencies. The unoccupied-home protocol is specifically designed for homes that sit empty.
What happens during a storm?
Before: 72-hour pre-storm visit to secure, document, and verify readiness. After: full exterior assessment, water intrusion check, and report to homeowner (included all tiers — HomeWatch clients triaged first). Within 1 week: detailed comparison report with insurance claim support data. Note: shutter/panel deployment is billed separately.
What if you find something that needs repair?
If it's within our GC scope, we fix it — often on the same visit. If it needs a specialist, we dispatch a vetted pro, coordinate the work, verify completion, and document everything. When deficiencies exceed HomeWatch maintenance scope, we propose a Home Repair Plan (HRP) to resolve the backlog. You never manage a contractor.
Can I cancel anytime?
Yes. All plans are month-to-month. No minimum commitment. Cancel anytime with 30-day notice. No long-term contracts.
Can you coordinate my pest control, lawn, and pool too?
Yes. Add-ons: pool & spa ($125/mo), landscape oversight ($75/mo), and pest control ($50/mo). We manage the vendor, integrate findings into your reports, and handle scheduling. Second property discount of 15% also available.
What areas do you serve?
The 30A corridor: Santa Rosa Beach, Rosemary Beach, WaterColor, Seaside, Seagrove Beach, Grayton Beach, Inlet Beach, Alys Beach, Miramar Beach, Destin, and surrounding Walton and Okaloosa County communities.
